The Borough of Naugatuck will host all Land Use board meetings remotely and in person until further notice. Public attendance is allowed in Town Hall. Public Comment or Testimony can be accepted via email in written form at ecarter@naugatuck-ct.gov prior to a meeting. Members of the public may also testify by video during these meetings. Name and address will be required to comment.

Please Note: Meetings are broadcast via Zoom as a convenience and connectivity issues with sound and picture may arise during the meeting broadcast. Public may attend meetings in person.

 

MEETING AGENDA

Please be advised that the Zoning Commission Meeting scheduled on Wednesday December 18, 2024 at 6:00 P.M. will be held in person for the Zoning Commission Members and Applicants in the Naugatuck Board of Education Conference Room, 497 Rubber Ave Naugatuck High School. The meeting will be held virtually via ZOOM for members of the Public. Public may attend.

 

1.   Call to order, pledge of allegiance and attendance will be taken. After determination of a quorum, Alternates will be designated as voting members, if necessary.

 

2.    Approval of the December 11, 2024 Special Meeting Minutes and the secretary will sign previously approved minutes.

 

PUBLIC HEARINGS

 

CONT’D PUBLIC HEARING: 6:05 P.M. – Special Permit Application for a proposed distribution center for the property located at 0 Pondview Dr. (Acct # 070-8840), 0 Waterbury Rd (Acct # 070-8841), 0 Great Hill Rd (Acct # 030-7051), 191 Sheridan Dr. (Acct # 044-4400) and 0 Sheridan Dr. (Acct # 070-8830), Applicant; BMG Waterbury, LLC.

Public hearing opens 12/11/24 must close by 1/14/25 unless an extension is requested by applicant.

 

3.    OLD BUSINESS:

 

  1. Commission discussion/decision for a Special Permit Application for a distribution center for the Property located at 0 Pondview Dr. (Acct # 070-8840), 0 Waterbury Rd (Acct # 070-8841), 0 Great Hill Rd (Acct # 030-7051), 191 Sheridan Dr. (Acct # 044-4400) and 0 Sheridan Dr. (Acct # 070-8830)., Applicant; BMG Waterbury, LLC.

     

  2. Commission discussion/decision for a Site Plan Application for Fox Hollow Silver Ridge Development, Applicant; Girard Tunney. Commission must vote by 12/20/24.

 

4.     NEW BUSINESS:

 

  1. Commission accept the application for a text change to the Naugatuck Land Use Zoning Regulations PDD-12 Sec. 71.7 Bulk Standards Sec. 6.4a Adjoining properties (not in subdivision) for the proposed gym. Applicant; Yeshivas Ohr Hachaim and KT Estates, LLC.

     

  2. Commission discussion/decision to ratify a change of use request for 67 Rubber Ave. Applicant; Mohammad Alam.

     

  3. Commission discussion/decision for an interpretation request that a retaining wall providing structural support for a private driveway that crosses one or more lot lines is not a structure to be applied to side and rear property setback requirements as noted in Sec. 24.1 Schedule B of the Land Use Regulations. Applicant; Thomas Cody, Robinson & Cole, LLP.
